Preparation of 3D Drawings using Revit 2008

·                      Preliminary Drawings   

(Based of Sales designs, builder/architect/designer/client sketches and specifications)

Preliminary Drawings are for Clients who only need the basics to begin with. This allows Clients to have active input into the design process and allows them to make amendments prior to the completion of full working drawings. Fees for conversion of Preliminary Sketches into Working Drawings is noted in the Schedule of Fees.

These are suitable for Preliminary Covenant Approvals, (or Full Covenant Approval for some Developers) and Client Approvals prior Contract.

Includes:

1/. Site Plan – CAD Files to be supplied by Client prior commencement of Preliminary Drawings, alternately Urban Oddity can engage the services of a Surveyor (Additional Time will be required to attain these plans) so as to complete the Preliminary Plans.

2/. Floor Plans – Fully Dimensioned.

3/. Elevations – Four Elevations.

4/. 3D External Views. (Standard  Black and White)

·                      Working Drawings:   

Working Drawings are suitable for Full Covenant Approval* and Council Lodgement *

Includes:

1/. Site Plan

2/. Floor Plans – Fully Dimensioned and Detailed as per Builders/Architects/Designers Specifications.

3/. Elevations – Fully Dimensioned and Detailed.

4/. Sections – One Section, Fully Dimensioned and Detailed.

5/. Roof Plan – General Layout in Plan view of the Roof Areas and Pitches.

6/. Slab Layout (Concreters Plan).

Blank Floor Plans can be provided for Plans by Clients, i.e. Electrical Layout (Can be converted into CAD once confirmed), Bracing/Framing/Floor Framing for Clients to engage Engineer services. (Zipped and emailed to Client for ease of use)

  Time Required: 2.5 hours Min. dependant on Complexity of House.

·                      Sketches or Builders Plan to Rendered Image of Faηade

  (Basic Shell of House to be drawn with Detail to Faηade Only to attain a 3D Rendered   Image as per the example below). Time Required: 5 hours Min. dependant on  Complexity of House.

 

 *  Covenant Approval and Council Approval Plans may/can still require additional Information, details, and appropriate Engineering Plans that are not provided by Urban Oddity Drafting Services.

Urban Oddity will prepare and draw residential working drawings, suitable for Covenant/Developer, Council, and Construction Purposes as outlined in the Schedule of Fees.

Urban Oddity during the course of the preparation of these drawings may be required to engage the services of an Engineer or Surveyor, as per the Schedule of Fees.

Urban Oddity will not prepare or design any bracing, framing, floor framing, slab designs, contour surveys, or any Engineer or Surveyor specific drawings/details.

Urban Oddity can engage the services of a Certified, Qualified Engineer or Surveyor (as per Schedule of Fees) in preparation of Working Drawings with the prior signed Approval of the Client. No Work of this sort will be undertaken without Authority of the Client and a further deposit.

Client is responsible for Covenant Landscaping Plans, and any other ancillary plans required by developers in attaining approval, above what is noted in the Schedule of Fees.

Whilst all due care is taken in the production of the working drawings, the builder/architect/designer/client is responsible for the final approval of the plans for Construction Purposes.

Construction should not begin on any plans until plans have been checked and signed by the builder/architect/designer/client.
